We clean windows from Barrie up to Penetanguishene and out to the Georgian Bay shoreline, with no extra charge if you happen to live twenty minutes off the highway. Our base in Horseshoe Valley puts us roughly half an hour from every corner of the county.
What a window clean actually looks like
We arrive in a marked truck, knock first, and walk the property with you so you can flag any glass that needs special attention (think hard water on the kitchen window from the dishwasher steam, or pine sap on the dining room set from the spruce out back). On the outside we run a water-fed pole with pure deionized water, which leaves nothing behind to dry into spots. On the inside we still use the old-school cloth and squeegee because nothing replaces it for getting a true streak-free finish on the side of the glass you actually look through.
Screens come out, get a rinse and a brush, and go back in. Sills and tracks get wiped. Frames get a quick once-over. If we spot a seal that has failed or a window that is fogged from inside the double-pane, we will tell you so you can plan ahead, but we do not upsell repairs. Cleaning is our lane.
Pricing, in plain English
Every home is different so we always send a real number before we start, but here is roughly where most of our residential window cleaning jobs land across Simcoe County.
- Bungalow, inside and out: around $300. Exterior-only is usually $150 to $200.
- Standard two-storey home, inside and out: around $400. This covers most subdivision homes in Barrie, Innisfil, Orillia, and Wasaga Beach.
- Custom builds, rural acreage, or lakefront homes: $400 and up depending on glass count, picture windows, and skylights. We size the job to the property.
Heavy hard-water staining, scaffolding for tall picture windows, and commercial storefronts get quoted separately. We never start work without giving you the number first.

Our base is in Horseshoe Valley, which puts us about half an hour from anywhere in the county. In Barrie, we get the most bookings in the south end and Painswick, mostly because of the older brick homes that hit 20 to 30 windows. Holly subdivision comes next, then Allandale and the lakefront homes off Lakeshore Drive. Letitia Heights and the streets up off Bayfield north tend to be quieter midweek, so we have more flexibility there.
In Oro-Medonte, we cover Horseshoe Valley itself, plus the country properties along Line 4, Line 7, and Line 11 toward Hawkestone and Edgar. Sugarbush, Bass Lake, and the Burl's Creek area get done on the same day we are out for the rural routes, which keeps the drive efficient. Oro Station and Coulson are part of the same midweek loop. No travel charge for any of it.

Do you charge a travel fee for rural Simcoe County addresses?
No. Whether you are in downtown Barrie or out on a side road in Tay, the rate is the same. Our base is in Horseshoe Valley, which keeps us roughly 30 minutes from anywhere in the county. We bake the travel into our regular pricing so you do not get surprised on the invoice.
How long does a typical window cleaning take?
A small home with 10 to 12 windows is usually a 1 to 2 hour job. An average two-storey home with 15 to 20 windows runs 2 to 3 hours. Larger rural homes with 25+ windows, multiple roof lines, and skylights can stretch to a half day. We will give you the time estimate when we quote.
What is the pure-water system you use?
We run tap water through a deionizer that strips out the minerals before it ever hits your glass. With nothing dissolved in it, the water dries without spots. The brushes are soft enough for stained glass and the carbon-fibre poles let us reach three storeys from the ground, so no ladder leaning on your eavestroughs.
Can you remove hard water stains and mineral deposits?
Most of them, yes. Sprinklers that hit the glass for a few seasons leave a chalky etch, and we have a separate process for that. Bring it up when you book and we will allow extra time. Heavily etched glass that has been ignored for a decade is sometimes past the point of cleaning, and we will tell you that up front rather than charge you for a result we cannot deliver.
Do you do exterior only, or interior too?
Both, or just one. A lot of customers book exterior-only in spring after the salt and grit comes off the roads, then add interior for a full top-to-bottom clean in early summer. Exterior-only is usually 60 to 70 percent of the full price.
How often should I have my windows cleaned?
For most Simcoe County homes, twice a year does it: once in late spring after pollen settles, once in fall after the leaves drop. Lakefront, cottage, and treed properties usually want a third clean mid-summer. We can put you on a recurring schedule and reach out automatically when it is time.
