What a gutter clean actually looks like
We arrive in a marked truck and walk the property with you so we know what we are looking at - the two-storey at the back that usually backs up first, the corner downspout that always overflows in a heavy rain, the section of trough that has been sagging since last year. Then we set the ladders and start at the high end.
Debris comes out by hand into a bucket - wet leaves, maple keys, shingle granules, the occasional bird's nest. None of it goes back on your roof or your lawn. Once the trough is clear, we flush the whole run with water from a long hose, watch the water move properly to the downspout, and confirm the downspout itself is draining. If a downspout is blocked, we run a snake through it from the top until it clears. Every seam and corner gets a quick visual check for separation or rust, and we photograph anything worth flagging.
Bags of debris leave with us. Most jobs take an hour to ninety minutes for a standard two-storey, longer for properties with three roof lines or trees right overhead.

Every property is different so we always send a real number before we start, but here is where most of our gutter jobs land across Simcoe County.

- Standard two-storey, front and back runs: $200 to $300. The shape most Painswick, Holly, and Westmount homes are.
- Larger or more complex homes - multiple roof lines, three-storey gables, custom builds, lakefront properties: $300 to $500.
- Homes that have not been done in two-plus years: add 20 to 30 percent. The troughs are usually packed solid, which doubles the time on a ladder.
Add-ons: gutter guards installed, repair work, or heavy debris from a recent storm get quoted separately. We never start without telling you the number first.
Why now matters
Two windows are the real season. Late spring - mid-May to early June - knocks out the maple keys, pollen film, and whatever winter left behind. Late fall - late October to mid-November - clears the leaves before the first hard freeze. A frozen-solid gutter is the #1 cause of ice damming on the roofline, which gets expensive fast.
If your downspouts are overflowing during a normal rain, that is the signal you waited too long. Same with stains running down the siding under the gutters, or pooling water at the base of the downspouts. None of those signs go away on their own.

Cleaning only. If we spot a separated seam, a sagging section, missing hangers, or a leaking corner during the clean, we tell you and document it with a photo so you can plan ahead.
