High-rise and commercial window cleaning in Barrie.
Condos, offices, retail plazas, and storefronts across Barrie and Simcoe County. We reach mid-rise glass up to roughly six storeys with an articulating boom lift and a pure-water pole, no rope access required. Working-at-Heights certified, $2 million insured, and we send a certificate of insurance the same day you ask.
How we reach the high glass
Most commercial buildings in Barrie and Simcoe County are four to six storeys, not true towers, and that is exactly the range we are built for. We use two methods depending on the building:
- Water-fed pole, up to about three storeys: a carbon-fibre pole runs pure deionized water straight to the glass from the ground. Nothing touches the building, there is no ladder leaning on the cladding, and the pure water dries with no spots or streaks. Ideal for storefronts, low-rise offices, and the lower floors of a mid-rise.
- Articulating boom lift, up to roughly six storeys: for upper floors, atrium glass, and anything the pole cannot safely reach, we bring in an aerial lift run by a certified operator. The boom gets the crew level with the glass for a proper hand-detailed finish on frames and sills, not just a quick pass.
For mid-rise buildings this beats rope access on cost and scheduling. Rope and swing-stage work is slower, needs more coordination, and is really meant for high-rise towers. If your building is genuinely high-rise, tell us and we will point you to a rope-access company. For everything up to six storeys, we are the faster, cleaner option.

Certified, insured, and COI-ready
Commercial work has a paperwork bar that residential does not, and we clear it before the crew ever arrives:
- $2 million commercial general liability with a certificate of insurance naming your corporation, sent the same day you ask.
- Full WSIB coverage on every crew member, with a clearance certificate on request.
- Working-at-Heights and fall-arrest certified crews, with certified aerial-lift operators for all boom work.
- A uniformed, marked crew that signs in with your property manager and follows site safety and access rules.
How we work with property managers and condo boards
We keep commercial scheduling simple and low-friction, because the person booking it usually has a hundred other things on the go:
- 1. Quick walkthrough. We look at the building, count the glass, confirm the access method, and note anything that needs a lift or a permit.
- 2. Firm quote and COI. You get a per-visit number with the scope spelled out, plus the certificate of insurance with your wording, usually the same day.
- 3. Schedule that suits the building. Before-open for retail, off-peak for offices, and tenant notice handled with you for condos. One contact, one invoice.
- 4. Recurring program if you want it. Lock in a schedule and a rate so the glass never gets ahead of you, and we just show up on the dates we agreed.
Commercial pricing, in plain English
Commercial glass is priced per visit, not by a one-size sticker. The number comes down to the glass count, the access method, the number of storeys, and how often you want us back. Here is the shape of it:
- Storefront or single-storey exterior: often $80 to $150 a visit, less on a recurring schedule.
- Multi-unit plaza or two to three storeys: priced on glass count and frequency, typically a few hundred a visit.
- Mid-rise office or condo, four to six storeys with a lift: quoted after a walkthrough, since lift time and storey count drive the cost.
Recurring clients pay a lower per-visit rate than one-off cleans, and we never start without giving you a firm number first. Add-ons like skylights, atrium glass, or hard-water restoration are quoted separately so the base price stays honest.
Also serving the rest of the building
Most commercial clients bundle the glass with the other exterior work so it is one crew, one trip, one invoice.
Commercial window cleaning FAQs
How high can you reach without rope access?
Our water-fed pole reaches roughly three storeys from the ground, and our articulating boom lift takes us up to about six storeys. That covers the large majority of buildings in Barrie and Simcoe County: low and mid-rise condos, office buildings, medical and retail plazas, schools, and storefronts. Rope access and suspended swing-stage work are a different method used on true high-rise towers, and we are happy to refer that out. For anything up to mid-rise, we have the reach and the equipment in-house.
Can you provide a certificate of insurance for our building?
Yes, same day. We carry $2 million commercial general liability and full WSIB coverage on every job. Property managers and condo boards usually need a certificate of insurance naming the corporation before we start, so just send us the wording you need when you request the quote and we will turn it around the same day.
Are your crews certified to work at heights?
Yes. Our team is Working-at-Heights certified with fall-arrest training, and our boom-lift work is run by certified operators. Heights and aerial-lift work on a commercial site is not something to improvise, so the certification and the gear are non-negotiable on our end.
Do you set up recurring programs for condos and offices?
That is most of our commercial work. A typical program is a full interior and exterior clean once a year plus exterior-only visits two to four times a year, but we build the schedule around the building. Storefronts and restaurants often want monthly or biweekly exterior visits. Recurring clients lock in a per-visit rate and get priority scheduling.
Can you work around our tenants and business hours?
Yes. We schedule retail and restaurant glass before open or after close, and we coordinate office and condo work so common areas and entrances stay clear during peak hours. On a multi-tenant site we work with your property manager on access, parking for the lift, and any notice tenants need.
What does commercial window cleaning cost in Barrie?
Commercial pricing is per visit, based on the glass count, the access method (pole versus boom lift), the number of storeys, and how often you want us back. A single-storey retail storefront exterior can be as little as $80 to $150 a visit; a mid-rise office or condo program runs into the hundreds or low thousands per visit depending on size. Recurring schedules carry a lower per-visit rate than one-off cleans. We give a firm number after a quick walkthrough, never a guess.
Do you clean frames, sills, and signage glass too?
Yes. A commercial clean includes the glass plus frames, sills, and ledges within reach, and we can add storefront signage glass, entrance doors, and interior partition glass. Skylights, atrium glass, and panel cladding are quoted as add-ons after we see the site.
