Most Barrie houses do not need washing. They need one or two walls washing. The north side goes green because it never dries, and the streaking under the eaves is roof runoff, and both come off properly with a soft wash rather than pressure. We will tell you which walls actually need it.
It is almost always the north wall
Barrie subdivisions went up in rows, in the same year, in the same vinyl, all facing the same way. So they get dirty in the same way and at the same time, and the wall that goes first is the one that never sees direct sun. Algae wants damp and shade and a north or east elevation gives it both, particularly on a street where the houses sit close enough to shade each other.
What that means in practice is that the south face of your house can look nearly new while the north face looks like it has been neglected for a decade. It has not been. It is oriented the wrong way, and so is every other house on the street.
The second thing people ask about is the black streaking coming down from under the eaves. That is not dirt on the siding, it is roof runoff carrying dirt and algae down the wall, which is why it runs in lines and why scrubbing it does very little. It needs the solution to sit and kill the growth, and then it stays gone.
Soft wash, and why the pressure is the wrong tool
Pressure washing uses force. Soft washing uses a cleaning solution at roughly garden-hose pressure and lets the solution do the work. Siding, decks and fences almost always want the second one.
A pressure washer on vinyl at the wrong angle drives water up behind the panels and into the wall, where you will not see it until something else goes wrong. On wood it tears the soft grain out from between the harder rings and leaves the furred look you cannot undo. Neither is a risk worth taking on a house, and neither is necessary, because the growth is alive and killing it works better than hitting it.
We soft wash by default and only turn the pressure up where the surface can genuinely take it. Top down, surface kept wet, rinsed properly.

Concrete and interlock need a surface cleaner rather than a wand or you get the striping everyone recognises, and roof washing carries a real risk of shingle damage on top of a serious fall hazard. How much does house washing cost in Barrie?
It depends on the size of the house and how much of it we can reach easily, so we do not publish a flat rate that would be wrong for most homes. Most Barrie subdivision homes are a half-day job, and plenty of them only need two walls rather than four.
Why is only one wall green?
Because it never dries. Algae needs damp and shade, and the north and east walls of a Barrie house get neither much sun nor much wind. On a street where the houses are close together it is worse again, because the neighbour is blocking half the light. The south wall of the same house can be perfectly clean while the north one looks neglected, and that is not a reflection on the house or on you.
Do I have to do the whole house?
No, and we will often suggest you do not. If two walls are clean, washing them changes nothing you can see and adds to the bill. We would rather do the two that need it, tell you the others are fine, and be the people you call in three years. If you want the whole house done because you want it uniform, that is a perfectly good reason and we will do it.
What is the black streaking under my eaves?
A mix of algae and airborne dirt carried down by rain running off the roof edge. It is extremely common on Barrie subdivisions and it does not come off with a hose, because the growth has a hold on the surface. A soft wash kills it instead of knocking the top layer back, which is why it stays clean far longer than a rinse does.
Will it damage my vinyl siding?
Not at the pressure we use. Soft washing is gentler on siding than a garden hose held close: the solution lifts the growth rather than force being used to blast it. The damage people describe from washing almost always comes from a high-pressure tip held too close, water driven up under the lap of a panel and into the wall, or a harsh chemical left to dry on the surface. We work top down, keep the surface wet and rinse thoroughly.

When is the right time of year in Barrie?
Late May through September. The solution needs temperatures above about 10C to work properly. If you are washing a deck before staining it, book the wash two or three dry days ahead of the stain. Late season is fine and often quieter, but once the nights are consistently cold it is a spring job.
