Everywhere else in Simcoe County, a neglected gutter is a gutter full of leaves and needles. That debris rots down over a winter, and a heavy spring rain pushes most of what is left out through the downspout. It is a problem, but it is a problem that partly solves itself.
Sand does not rot and it does not float. It settles into the low points of the trough, and every time it gets wet it packs a little tighter under its own weight. Nothing about a rainstorm moves it. So the load only ever goes one direction, and it goes there quietly: a run that looks perfectly clear from the driveway can be carrying twenty or thirty kilos along its length, which is what starts easing hangers out of the fascia.
The second difference is that wet sand is abrasive. It sits in the seams and around the drop outlets and works at them every time water moves past. That is why the failures we find on older Wasaga gutter are almost always at a joint or an outlet rather than in the middle of a run, and why a downspout here blocks solid at the first elbow instead of catching loosely across it the way a leaf jam does.
There is a useful tell, too. Leaf debris loads a roof fairly evenly. Sand loads whichever side faces the wind off the beach, so on a lot of Wasaga homes one side is packed solid and the other is nearly clean. If someone has only checked the side they can see from the street, there is a decent chance they have checked the wrong one.

Rental cottage two streets back from the water, gutters last done before the previous season. Both long runs were carrying packed sand rather than leaves, heavy enough that the trough had started to sag away from the fascia between hangers. Cleared, flushed, and photographed the sag so the owner could get it re-hung before winter loaded it again.
Larger year-round home facing the open beach. Textbook sand job: the windward side was solid and the sheltered side was almost clean, which is the opposite of what leaf debris does. Cleared both, then ran water until every outlet discharged clear.
Two-storey on a treed lot away from the water, so this one had the usual mix of poplar and pine plus a sand layer underneath it. The sand was the part blocking the downspout, packed solid into the first elbow. Cleared the elbow by hand, flow-tested the run, set it up as a twice-yearly.

A lot of Wasaga is empty for most of the year, and an empty house is where a blocked downspout does its best work. Nobody is there to see water going over the front of a trough, so the first sign is usually a stain on an interior wall in spring. We do a lot of these on a set twice-yearly schedule with photos sent afterwards, so an owner two hours away can see the state of the roof without driving up to look at it.
