Oro-Medonte is mostly acreage, and acreage means mature hardwood sitting directly over the roof line rather than a couple of young trees at the curb. A treed lot off Line 9 or up around Sugarbush will fill its gutters two or three times faster than a house on an open subdivision street in town. That part most owners expect.
What catches people out is that nobody sees it. On a village street a neighbour notices the waterfall coming off your gable during a storm and mentions it. Set a hundred metres back behind trees, an overflowing gutter runs for two or three seasons with nobody watching, and by the time anyone calls us the water has been going into the fascia the whole time. Almost every badly rotted soffit we have replaced in this township was on a property you cannot see from the road.
The other local factor is elevation. Up around Horseshoe Valley and Sugarbush the snow sits longer and the freeze-thaw swings are sharper than they are down on the Lake Simcoe shoreline at Shanty Bay. Every one of those cycles is a chance for a blocked trough to build an ice dam along the roof edge, so we try to get the higher properties done earlier in the fall.

Cleared and flushed the whole run, and flagged a section of trough that had pulled about a centimetre off the fascia before it went further.
Large place up on the hill with three separate roof lines and steep gables. Half a day of work rather than the usual hour or two, priced on the time it actually took. Every downspout cleared and flow-tested, and we walked the owner through photos of the two corners that block first so they know what to watch.

Most Oro-Medonte properties book twice a year, late spring and again in fall, and on a rural lot it makes even more sense to get everything done in one visit rather than bringing a crew up the driveway twice.

Because we are based in the township there is no travel charge built into any of those numbers, no matter which concession you are on.

Most of the crew lives within twenty minutes of the township, so an Oro-Medonte job is not a trip out of town for us, it is the drive home. It also means we can usually get to an urgent overflow faster here than anywhere else we serve.
That is most of what we do here. Line 1 through Line 15, the sideroads, Moonstone, Warminster, Rugby, Guthrie, Edgar. If a normal vehicle can reach it, the price is the same as a house in town. Genuinely off-grid properties down a private logging track we just want to look at first, and that is about access rather than distance.
It changes how fast the gutters fill, not the price. Rural Oro-Medonte lots with mature hardwood right over the roof line pack far quicker than an open subdivision lot, and a lot of those homes want three visits a year rather than two. What it does not change is the rate, which is based on the roof, not the driveway.
That is the real problem with a rural lot, and it is why so much of the damage we see out here is well advanced by the time someone calls. The tells are water staining down the fascia, a trench or washed-out mulch directly below the trough line, and ice building along the roof edge in January. If you are seeing any of those, the system has been overflowing for a while.
It does. The higher ground around Horseshoe Valley and Sugarbush holds snow longer and goes through more freeze-thaw cycles than the shoreline down at Shanty Bay.
